Thornhill Transactions Need Careful Local Review

Real estate transactions in Thornhill can involve established homes in a community straddling Markham and Vaughan along Yonge. That setting can make municipal tax and zoning lookups less straightforward when an address sits near a boundary. Our lawyers confirm the property details, review the agreement, examine title, and coordinate the documents needed for closing. We also explain key dates, deposits, financing conditions, and registration steps in plain language. With over 25,000 deals closed without a title claim, the firm brings established Ontario experience to purchases, sales, refinances, and transfers. Every matter has its own facts, so legal advice should be tailored to the transaction.

Direct Access When Questions Matter

When you book with Zinati Kay, you can speak directly with a lawyer about your Thornhill transaction. The team responds to questions as documents and lender requirements develop, rather than leaving clients to interpret legal steps alone. A 4.9/5 rating from 340+ reviews reflects the value clients place on clear communication and attentive service.

A Fixed Fee for Residential Closings

Our residential closing fee is $999* + tax for purchases, sales, mortgage refinancing, and title transfers. The fee excludes land transfer tax, government registration fees, and disbursements. Nothing is payable until closing. For 25+ years, Zinati Kay has practised Ontario real estate law with a fixed-fee approach that makes legal costs easier to understand. Remote and virtual signing are available across Ontario, and many clients complete their documents without visiting our Toronto offices. The scope of work and any unusual issue should be discussed with a lawyer before you retain the firm.

Our Mission

We aim to give Ontario property owners clear legal advice, careful document work, and reliable contact with a lawyer. Fixed-fee residential service should be understandable from the outset. Whether a client is buying, selling, refinancing, or transferring title, we focus on the legal work required for an informed closing.

Our Vision

The firm's vision is a real estate practice where legal information is accessible while each file receives proper care. We want clients across Ontario to have a practical option for residential closings, including remote signing where appropriate. Growth should not reduce lawyer involvement, careful title review, or clear explanations of the choices clients face.

Our Work Ethic

Under the leadership of John Zinati, our lawyers and clerks divide work carefully while keeping legal judgment with the lawyer responsible for the file. Professional title searchers conduct title examinations, and lawyers review the findings and documents. Our work follows the standards of the Law Society of Ontario and calls for clear records, timely follow-up, and candid advice.

Title Transfers

Selling Property

Owners selling a long-held Thornhill family home may face estate-related questions alongside usual sale documents. We review the agreement, obtain mortgage payout information where needed, prepare closing papers, and coordinate with the buyer’s lawyer. If an estate issue affects authority to sell, we identify it early and explain legal steps that may be needed before closing.

Buying Property

Buyers in established neighbourhoods often encounter older surveys beside newer fences. We review title and available documents, then flag questions about boundaries, easements, or rights-of-way for discussion before the requisition date. We also review the purchase agreement, coordinate financing requirements, and explain title insurance options. A survey or fence does not by itself settle every legal question.

Mortgages Refinancing

For a refinance, we review lender instructions, obtain payout figures for existing mortgages, prepare the required documents, and coordinate signing and registration. Changes to title, secured debt, or property information can affect the work needed. We explain the documents you are signing and communicate with the lender and other parties as closing approaches.

Estates & Probate

During an estate-related property sale or transfer, families may be managing practical decisions alongside grief. We review the ownership and available authority documents, identify questions that may affect closing, and explain the next legal steps. Where probate or estate administration is relevant, a lawyer can discuss how it relates to the proposed real estate transaction.

Transfer of Ownership

Family changes, separation, gifts, or adding an owner can require a careful review before title is changed. We explain the documents, registration process, and possible land transfer tax considerations based on the facts provided. A lawyer reviews ownership details and lender requirements, since a mortgage may affect whether a transfer can proceed as planned.

A Clear Process From Call To Closing

From the first call to electronic registration, clients receive updates about documents, funds, and the next decision. For a Thornhill property, we keep the file organized even where municipal details require careful confirmation. You can ask questions directly, receive signing instructions, and understand what remains before closing. Timing and requirements vary with the transaction.
We discuss whether you are purchasing, selling, refinancing, or changing ownership, then identify the agreement, mortgage, and timing details available. A lawyer explains the immediate legal tasks and asks about concerns that could affect the file. This early conversation helps set realistic next steps.
After reviewing the basic facts, we outline the work required, identify conditions and deadlines, and communicate with the appropriate parties. We plan for title review, lender instructions, and signing requirements early. Where information is missing, we explain why it matters and seek it before it becomes a closing issue.
We review the agreement and supporting records, prepare required closing documents, and follow lender instructions for financed transactions. For properties with older documentation, we consider whether the materials raise questions needing clarification. You receive documents and signing guidance in time for a considered review, subject to the closing schedule.
If title, municipal information, mortgage discharge, or estate authority raises a concern, we assess the issue and explain the available steps. Some matters need extra documents or communication before closing. We work to address them early, while being candid that timing and results can depend on third parties and the facts.
Once conditions, documents, and funds are in place, we complete electronic registration and report the result to you. We coordinate final closing steps with the other parties and provide closing materials. Post-closing questions can be directed to the firm as you review your completed records.
