A clear fixed fee for residential closings

Fixed fees should be understandable before you retain a lawyer. Our residential purchase, sale, mortgage refinance, and title transfer closing cost is $999* + tax. That fee excludes land transfer tax, government registration fees, and disbursements. You pay nothing until closing. After 25+ years in Ontario real estate law, we know timely communication and careful preparation matter. Brampton clients can sign remotely, and most steps can be handled electronically. Local clients may also arrange signing through our Scarborough head office or CityPlace downtown Toronto signing office when appropriate.

Our Mission

Our mission is to give Ontario property owners clear legal advice, dependable communication, and a transparent fixed-fee option for routine residential closings. We focus on careful preparation, prompt issue spotting, and practical explanations. Clients should understand what their lawyer is doing, what documents matter, and when decisions are required.

Our Vision

We want legal support for Ontario real estate transactions to remain accessible, accurate, and easy to follow, whether clients meet us in person or sign remotely. The firm will continue to combine experienced lawyer oversight with efficient processes, so buyers, sellers, and owners receive straightforward guidance through important property decisions.

Our Work Ethic

Professional title searchers examine title, while our clerks organize documents and keep the closing work moving. A lawyer reviews the legal issues and remains available for advice. Our team follows the standards that apply to lawyers regulated by the Law Society of Ontario, with care given to accuracy, confidentiality, and proper closing procedures.

Selling Property

When selling a Brampton property, we review the agreement, obtain mortgage payout information, prepare transfer documents, and coordinate funds and registration. We also address closing requirements that arise from the buyer’s lawyer or lender. Clear updates help you understand what must be signed, paid, or delivered before completion.

Buying Property

For a Brampton purchase, we review your agreement, search title, consider title insurance, and work with your lender. Multi-generational purchases can involve several names on title and gift funds to document, so we clarify the available documents and ownership instructions early. This helps identify legal questions before closing.

Estates & Probate

After a death, property decisions can feel demanding while families are handling other responsibilities. We can review the real estate documents involved in an estate or probate-related property matter, explain the closing steps, and help identify issues requiring attention. A practical path from start to closing

Working with us starts with a clear conversation and continues with updates tied to your file. In Brampton’s new-build heavy market, documents and builder requirements can shape the path to closing. We explain what we need, raise issues when they appear, and coordinate the final signing and registration with the parties involved.
At the outset, we discuss the transaction type, key dates, parties, financing, and any concerns you have. You receive direct lawyer contact when you book, allowing us to identify what information and documents will be needed for your particular matter.
Next, we set out the legal work, communication points, and documents required for the transaction. We review the agreement or lender instructions early and flag questions that may need input from you, your agent, lender, builder, or the other side’s lawyer.
Before documents are finalized, we examine title, closing papers, and available supporting records. Basement second units can raise retrofit status and zoning compliance questions, so we help spot issues that may need clarification before closing. We prepare the documents required for signing and electronic registration.
Should a concern arise, we explain its practical effect and work with the relevant parties toward an appropriate solution. This can include missing documents, title items, lender conditions, or builder consent questions. Some matters require additional time, and we keep you informed about the next legal step.
On closing day, we complete the required financial and registration steps once the file is ready. We confirm completion with the parties and provide final reporting documents. Many residential closings run within 30 to 90 days, but timing depends on the agreement, lender, and issues found.
